Living on the Ewa Plain: A Guide

Fifteen miles west of Honolulu and Joint Base Pearl Harbor-Hickam lies Oahu’s “Second City” of Kapolei and Ewa Beach. The former plantation community has been transformed in recent years to offer new housing developments – from luxurious homes located on nationally ranked golf courses to affordable housing for first-time homebuyers. Relative to price, homes in Ewa Beach tend to be larger than in other areas of Oahu. Ewa boasts numerous retail and dining options, along with public and private schools. One of Oahu’s newest malls, Ka Makana Ali‘i, features more than 100 stores, restaurants and a state-of-the-art Consolidated Theatre. Ewa Beach is also slated for more resort-style amenities at Wai Kai in the luxury micro-neighborhood of Hoakalei. Despite the rapid residential and commercial development, surfing, hiking, and, of course, golfing, along with other outdoor activities typical of Hawaii, can be found nearby. Ko Olina's resorts and lagoons, as well as White Plains beaches and surf spots, are only short drives away. Landscaped golf courses and planned residential communities add to Ewa’s charm.

What's the real estate like on the Ewa Plain?

Where is Ewa?

Ewa is close enough to downtown Honolulu via Fort Weaver Road, yet still far enough to “get away” from the urban core. Fort Weaver Road is basically the only way in and only way out to get to Honolulu, or “Town,” as locals call Oahu’s main city, and this road can have major traffic during rush hour. Ewa’s West Oahu location makes it accessible to Honolulu and all its amenities, yet Ewa is also located next to Kapolei, making it a part of Oahu’s Second City. Without traffic, the trip to downtown Honolulu from Ewa might take a little over 30 minutes; however, traffic on Fort Weaver Road and the H-1 Freeway can double that time.

Ewa is 14 miles (about 25 minutes) to Joint Base Pearl Harbor-Hickam, 15 miles (25 minutes) to Camp Smith, and 15 miles (30 minutes) to Schofield Barracks and Wheeler Army Air Field, making it an option for military families as well.

  • How far is Ewa from Waikiki? With minimal traffic, it takes 35 minutes to go to Waikiki and downtown Honolulu.
  • TheBUS, Honolulu City & County’s public bus service, serves Ewa Beach with routes 41, 42, and 44.
  • The Honolulu Rail Transit has a planned stop in East Kapolei, right on the border of Ewa, making a commute the Honolulu International Airport even easier in the near future.

What's the history of Ewa?

Ewa has a rich history, which includes Hawaiian legends, businessmen and plantations. Ewa has two names: ‘Ewa with the ‘okina and Ewa without the ‘okina. ‘Ewa with the ‘okina means unequal or crooked in Hawaiian. Ewa without the ‘okina means wandering or strayed. The Hawaiian legend for the area of Ewa starts with two ancient Hawaiian gods, Kāne and Kanaloa. When they discovered the Ewa plains, they liked the large flat area, so they threw a stone to mark a boundary. When they went searching for the stone, they could not find it. Then the land became known as Ewa, or the stone that strayed. In other versions, the area was named ʻEwa because the stone was thrown crookedly. Hawaiian settlements in Ewa date back to 12th century A.D., as confirmed by artifacts found in the Native Hawaiian fishponds found in the area.

Later, businessmen and plantation owners transformed the land of Ewa. In 1877, Irish businessman James Campbell bought 40,000 acres of land in the Ewa plains, and in 1880, B.F. Dillingham leased a portion of the land to launch Ewa Plantation. The Ewa sugar plantation took off. Thirty miles of train track were soon constructed, connecting Ewa to the Oahu Railway, which transported sugar, molasses, livestock and people to the Ewa Plain. People from Korea, Japan, and the Philippines soon joined Hawaiians to work on the sugar plantation. They moved into newly built plantation villages.

By the 1980s, the sugar industry started to close down in Hawaii, changing Ewa into a quiet beach town with a plantation-era past. Now with the planned construction of thousands of residential units over the next couple of decades and the construction of the Honolulu Rail, Ewa is a bustling residential neighborhood.

    • Coming Soon: Wai Kai at Hoakalei. This planned waterfront retail, dining and entertainment center in Ewa Beach promises to have the world’s largest man-made surfing wave, more than 110 retail establishments, a 52-acre recreational lagoon, a specialty market, and a health club and spa.
    • Ka Makana Ali‘i. 91-5431 Kapolei Parkway. The newest outdoor center in neighboring Kapolei, Ka Makana Ali'i features more than 100 stores, restaurants, and a Consolidated Theatre with recliners. Retailers include Reyn Spooner, H&M, Macy’s and Old Navy.
    • Ewa Town Center. 91-1401 Fort Weaver Road. This shopping center has various restaurants like Subway, Genki Sushi, Jamba Juice and more, along with Foodland supermarket and Long’s Drugs.
    • Ewa Beach Shopping Center. 105 Fort Weaver Road. This is a convenient shopping center that has a Long’s Drugs, Goodwill, post office and more.
    • Laulani Village Shopping Center. 91-1051 Keaunui Drive.  This shopping center has a grocery store, pet shop, hardware store, gas station, restaurants, bars and postal store. It is a convenient shopping center and can satisfy most Ewa Beach residents’ needs.
Golf
    • Barbers Point Golf Course. 92-2219 Franklin D. Roosevelt Avenue. This military course is great for advanced or beginner golfers. With serene and peaceful settings, this 18-hole course also has a pro shop and PGA professionals on staff.
    • Hoakalei Country Club. Keoneula Boulevard. This course was designed by professional golfer Ernie Els, and it opened in 2009. The 18-hole course is in nearly pristine condition. There is also a country club that includes a pool, restaurant, bar lounge and private dining room.
    • Hawaii Prince Golf Club. 91-1200 Fort Weaver Road. The Hawaii Prince Golf Course has three pristine nine-hole courses as well as a pro shop and delicious the restaurant, Bird of Paradise.
    • Ewa Beach Golf Club. 91-050 Fort Weaver Road. This course has some water and sand traps, but it is still beginner friendly. The course is located at the end of Fort Weaver Road and has well-maintained fairways and carts, and fast greens.
    • Coral Creek Golf Course. 91-1111 Geiger Road. This well-maintained course will challenge any skill level. The course includes a driving range, clean facilities and a restaurant. Ask about the kama‘aina (Hawaii resident) discount.
    • Ewa Villages Golf Course. 91-1760 Park Row Street. This is a municipal golf course that is economically priced. It also has a restaurant to relax in after a round of golf.
    • West Loch Golf Course. 91-1126 Okupe Street. This is an economical, municipal 18-hole course with picturesque views.
Parks

Ewa Beach has parks with fields, skateboard ramps, areas for dogs, indoor gyms, picnic facilities and more.

  • Ewa Mahiko District Park. 91 Renton Road. This Ewa park has array of amenities: an indoor gym, a baseball field, tennis courts, volleyball courts and basketball courts. It is a popular park for people from both Ewa and Kapolei.
  • Ewa Puuloa District Park. 91-201 Kaimele Place. This beautiful park offers a baseball field, basketball court, large grassy area, restrooms and ample parking.
  • Pu‘aloa Beach Park. 91-050 Fort Weaver Road. This beachfront park has a playground, showers, bathrooms, picnic tables, grills, basketball courts, baseball field and lots of parking. The beautiful Diamond Head view in the distance makes it a great park for family get togethers.
  • One‘ula “Hau Bush” Beach Park. Papipi Road. With an incredible view of Diamond Head in Honolulu, this is a park for surfing, fishing, and relaxing for local families.
  • Hoalauna Community Park. Keaunui Drive. This is an open grassy park that has a popular field for dogs. Amenities include restrooms, exercise benches and a playground.
  • Ewa Beach Community Park. 91 Kulana Place. This park is family friendly and has a tennis court, skatepark and a unique keiki climbing structure.
  • Geiger Community Park. Kapolei Parkway and Geiger Road. This park is a popular place for football and baseball players, who frequently play in the large open field. This park also has two basketball courts, two tennis courts, a smaller parking area and restrooms.
Attractions and Entertainment

  • Hawaiian Railway. 91-1001 Renton Road. This is the only active historical railroad on Oahu, built to haul sugarcane from Ewa to Honolulu. Enjoy a ride on the historic railroad and a picnic on board or at the picnic area. A great birthday party spot!
Hiking

Ewa has great sidewalks and a few nearby trails to promote an active lifestyle.

  • West Loch Community Shoreline Park Trail. Kapapapuhi Street. This paved trail is great for all ages. Walk, bike or hike on this hidden and peaceful path that passes the Pearl Harbor shoreline, West Loch golf course and finishes in the Asing Community Park.
Surfing

Ewa has some stellar surf spots to enjoy Hawaii’s waves, many which are more friendly for beginner surfers with swimming experience.

  • Ewa Beach. Park at Pu‘aloa Beach Park. This is an exposed reef break with surf in both the summer and winter. South and southwest swells add size to the right and left breaks.
  • Barbers Point. Located off the beaten path near the Campbell industrial park, this Ewa surf break offers longer, head-high lefts on south swells. Dangers include rocks and sharks.
Biking

Biking in Ewa is easy, with an Ewa Beach bike path to Pearl Harbor.

  • Fort Weaver Road Bike Path. This bike path starts in north Ewa Beach and continues along Fort Weaver Road to Farrington Highway. There is also a bike path along Keoneula Boulevard. The Oahu Bike Plan proposes many paths and lanes for the Ewa Beach neighborhood, with the objective of one day connecting the community to the Pearl Harbor Bike Path.

Restaurants in Ewa include local, Korean, Thai, Vietnamese, Japanese, and Chinese foods, as well as eloquent golf course dining options.

    • Bird of Paradise. 91-1200 Fort Weaver Road. Located at the Hawaii Prince Golf Course, Bird of Paradise is a great location for a special breakfast, lunch, dinner or even a special event. They serve local and American dishes.
    • Taste of Hong Kong. 91-1401 Fort Weaver Road. This is a historical Chinese food restaurant in Ewa, which recently switched owners in 2017. They underwent a renovation and updated the menu. They are known for their tasty food, along with great service and economical prices.
    • Tiano’s Restaurant. 91-1001 Kaimalie Street. This popular place serves diverse dishes, including adobo fried rice, prime rib, pasta, and ube ice cream. It is a cozy local restaurant that will satisfy almost any craving.
    • Kountry Style Kitchen Restaurant. 91-1001 Kaimalie Street. This is a busy brunch restaurant in Ewa that offers local favorites like loco moco and traditional breakfasts like French toast and Eggs Benedict.

What's the weather like in Ewa?

Ewa beaches are enjoyable any time of the year; however, optimal swimming months in Ewa are from April through December, when temperatures range from 77 degrees to 84 degrees Fahrenheit, with little rain. Ewa has a reputation for being drier and hotter than other Oahu neighborhoods, so air conditioning may be needed.

Over the entire year, the temperature varies from 66 to 88 degrees Fahrenheit, with the coldest days of the year at the end of January, with an average low of 66 and high of 80 degrees Fahrenheit. It rains in Ewa typically from the end of October to March, with only 16 percent of those rainy months’ days experiencing rain.

Ewa is humid and muggy year round, with some decreases in humidity during December, January and February. While Ewa often experiences clear skies with few clouds, it does have some breezes flowing from the ocean, which can make the humidity feel more bearable.

The windiest days of the year peak in July, with average hourly wind speeds hitting around 16 miles per hour. With many sunny days, solar panels and solar water heaters can be an attractive option for homeowners, along with outdoor water activities like surfing and picnicking.

Ewa Neighborhoods

1. Golf Villas at Lokahi Greens (2010, DR Horton). Homes have split A/C and steel frame construction. Surrounded by Ewa Villages Golf Course, there are underground utilities. The ingress/egress is congested due to one way in and one way out only, and the need to travel through older neighborhoods. Homes are the same models as Mehana, which is also a DR Horton project. Community is not in a flight path. Due to proximity to the golf course, maintenance of the course (including pesticides) and player interactions are present. Parking limited in the neighborhood. Some lots have golf course frontage and views, which make them premium lots in the neighborhood. Conveniently located near the golf course clubhouse.

2. Considered "Original Ewa,​" these lots are wider and squarer. There is more space between neighbors than other Ewa neighborhoods. Most construction is post and pier, and most homes are 1920-1950s plantation homes with higher ceilings and smaller interiors. Close to schools, there are multiple ingress/egress paths. Burke Street homes have golf course frontage. Ho'onani, a new Castle & Cooke project, is a collection of duplexes and attached single-family homes, with 3 to 5 bedrooms. Affordable housing consists of small, low-rise rental condos.

3. Ewa Villages (known as Pepper Row). This neighborhood was built in the 1990s with long driveways and cottage-style homes.

4. Ewa Villages (known as Park Row). At one point this neighborhood had affordable HHFDC units available, with shared appreciation with the City and County of Honolulu. There is one way in and one way out to this neighborhood, which is surrounded by the golf course. Mostly all the homes are plantation-style cottages.

5. Ewa Villages are a mix of older and new homes. Some homes were re-built as late as 2003. Plantation-cottage style homes, with some historic homes built in the 1920s and re-built under the Ewa Villages historic restoration program. These are elevated homes, and some homes sit along the 9th hole of the Ewa Beach Golf Course. Some people refer to this area as “managers row” because the managers of the old plantation millhouse lived here.

6. Old Ewa Village, established in the late 1940s and early 1950s, is the first neighborhood as you come from Fort Weaver Road. There are large lot sizes, multi-generation homes and overhead electricity. The majority of the homes were built with carports on the side of the home.

7. Ewa Villages (known as Lincoln Village). Built in 1995, these are plantation cottages with carports on the side of the home and steps to the porch/entrance of the home. There is underground electrical, and the majority of lots are under 5,000 square feet.

8. Ewa Villages were developed from 1985 to 1987 on leased land by City and County of Honolulu. Many homeowners bought the fee, but there are still some leaseholds in neighborhood. Lot sizes are less than 3,000 square feet with A-1 zoning and many multi-generational homes.

9. Palm Villas I are older, have a maintenance fee and a one-way ingress/egress. Residents need to need to travel through Soda Creek.

10. Koka Street homes in Ewa have access to alternate routes to get home, as opposed to the one way of Fort Weaver Road for most Ewa residents. Gas utilities are piped into many of these homes.

11. Palm Court Townhomes have maintenance fees and piped gas. Air conditioning is recommended due to heat, and this is a gated community. ​

12. Kula Lei, built by Gentry, has gas utilities, zero-lot line homes and no pre-installed air conditioning, which is recommended to be installed by owners. It was the premier development by Gentry when introduced. There is one-way ingress/egress, and walls block traffic noise along Kapolei Parkway.

13. Palm Villas II are townhomes built from 1989 to 1991. They have maintenance fees, and amenities include a pool, BBQ, recreation area, and security guard.

14. Arbors​​​​​ is a gated community that has townhomes with enclosed garages, larger interiors, large-enclosed yards, and maintenance fees.

15. Kula Lei. This micro-neighborhood consists of single-family homes on the golf course. While there is no parking available in front of homes, this neighborhood has less traffic congestion than other Ewa neighborhoods.
16, 17 & 18. Sun Terra South, Sun Terra on the Park and Coral Creek. These homes are on the golf course, causing golf course maintenance (including pesticides) and human interactions present at golf courses to be factors. Homes are closer to the front of the lot in order to make space for larger yards in the back. Homes are larger, and many have two entrances. Some lots have elevated views of Coral Creek. Homes have gas utilities, no central A/C and are mainly two-story, single-family homes.

19 & 20 Coronado and Sunrise are walk-up units with maintenance fees. They were built in the 1990s and amenities include a pool, BBQ, recreation area, security guard, and resident manager. They sit near Fort Weaver Road, the main road in Ewa Beach.

21. Woodbridge I. These homes were built in 2004 and are generally 3,000 square feet. Three model homes are available to choose from. Unveiled as luxury homes, they feature central A/C, long driveways (ability to put up basketball rims, additional parking), open concept kitchens and four- to five-bedroom plans. There is a recreation center nearby. Homes are a departure from traditional plantation home styles and represent the new architectural design of the early 2000s.

22. Ewa Gentry Carriages. Built in 2000 and 2001, these single-family homes range from three-bedroom, two-bathroom to large six-bedroom, four-bathroom. Lot sizes are at least 5000 square feet.

23. Breakers. Also built by Gentry, these large single-family homes have four different models. All models are more upscale and feature walk-in closets and beautiful landscaping in large yards.

24. Ali'i Cove and Lofts are two communities that share one entrance. The Lofts are to the left, and Ali'i Cove is to the right. It has the lowest maintenance fees of all CPR communities in Ewa. Homes feature zero-lot lines, detached single-family homes, and lots less than 3,500 square feet with smaller enclosed yards and garages.

25. Sea Breeze. Built in the late 1990s by Gentry, homes in Sea Breeze are rarely available and feature enclosed garages, fenced back yards, and a quiet, established neighborhood near Holomua School, shopping, and dining. ​​

26. Meridian. Built by Gentry at the end of the 1990s, Meridian single-family homes offer comfortable living with garages and yards along with convenience near shopping and schools.

27. Trovare. A Stanford Carr project completed in 1997, this 10-acre residential development is located only a few miles from Kapolei. Trovare means to discover in Italian, and homes reflect Mediterranean architecture with Monier-tiled roofs and vinyl windows. Lots range from 3,700 to 8,300 square feet for this desirable Ewa Beach single-family home micro-neighborhood.

28. Avalon. Built in 2001, these are three-bedroom/two-bath, two-story townhomes. Community features include enclosed private courtyard, walking paths, a pool, BBQ, and security guard. This is located in the quieter area of Ewa Beach.

29. Summerhill. These detached single-family homes have enclosed backyards, which are great for entertaining. The micro-neighborhood is conveniently located close to restaurants, playgrounds, the community pool, and the H-1 freeway for easy access to everything on Oahu.

30. Lombard Way. These are single-family detached CPR homes with A-1 zoning, maintenance fees, guest parking, shared walls and zero-lot lines.

31. SEABridge, by Gentry, consists of single-family detached CPR homes with maintenance fees. Many homes have energy-saving features and floorplans. ​

32. Coral Creek, developed by Gentry in 2019, features larger, single-family detached homes. Coral Creek Golf Course is not far away!

33. Huelani, by Gentry, is located next to Coral Creek Golf Course and consists of 101 single-family detached CPR homes with higher maintenance fees than other nearby communities. It is a gated community with a recreation center and pool. It is one of only a few gated communities in Ewa. Some homes border Coral Creek Golf Course and some have a jacuzzi.

34. Parkside is a newer development by Gentry with single-family detached CPR homes with maintenance fees. These homes were made for energy efficiency and have ceiling fans in all bedrooms and living areas. It is walking distance from Laulani Shopping Center, which has a Safeway and City Mill for convenience.

35. Sun Terra​. These single-family homes were built in the early 1990s and are located close to various shops and restaurants. They do not have maintenance fees. Many of the homes have walk-in closets and enclosed garages.

36. Latitudes. These homes were built in 2008, and there are four models in the micro-neighborhood, from three- to four-bedroom single family homes. They all have large, covered lanais and two-car garages. Modern kitchens and solar hot water systems add to the appeal of these homes.

37. Sandalwood. These single-family homes were built from 2011 to 2015. The four models range from three to four bedrooms, and each home has garages for two cars. All of the houses have central air conditioning and private yards.

38. Trades & Tides are CPRs with maintenance fee. These more intimate homes were aimed for first-time homebuyers. They range from three to four bedrooms and were built in 2010 and 2011. All homes have garages, and all master bedrooms have walk-in closets.

39. Sonoma. Opened in 2002, these large two-story homes all have big master bedrooms, lanais, private backyards, and eco-friendly features. Sonoma homes range from four to six bedrooms, so they have room for larger families.

40. Cortabella/Tiburon have narrow roads, no street parking (guest parking only), zero-lot lines and small driveways. They were first sold in 2003, and these townhomes have four different models, ranging from three to five bedrooms. All homes have private courtyards with lanais and two-car garages. The neighborhood has a recreation center with a pool and BBQ area.

41. Prescott. Opened in 2005, these large two-story homes all have big master bedrooms, lanais, private backyards, and eco-friendly features. Prescott homes range from three to four bedrooms, making them ideal for families.

42. Woodbridge II. Built between 2002 and 2006, some of the Prescott, Motecito, and Tuscany micro-neighborhoods are near the entrance to Woodbridge II. The streets to enter this micro-neighborhood are Hoowalea and Hoowalea Place. These homes are more in the luxury range of pricing and provide much more room, including 2,600+ square feet and lots larger than 5000 square feet. Homeowners have large lawns and wide roads lined with palm trees.

43. Montecito/Tuscany have maintenance fees and guest parking. These homes were built between 2006 and 2008 and have many floor plans, ranging from three to five bedrooms. This micro-neighborhood is located next to Hawaii Price Golf Course, so it offers peace and quiet.

44. Haleakea homes have central A/C, in-law suites, large floor plans, and 4+ bedrooms. They were built in 2011 with island style design features, including front and back lanais, open layouts, and gourmet kitchens.

45. Cypress Point. These are executive homes with some of the largest floor plans in Ewa. The homes are adjacent to Hawaii Prince Golf Course, with many homes having the manicured green fairways as their backyards. They were built in 2007 and 2008 and have 7,000 square foot lots.

46. Haleakea homes have central A/C, in-law suites, large floor plans, and 4+ bedrooms. They were built in 2011 with island style design features, including front and back lanais, open layouts, and gourmet kitchens.

​47. Hoakalei. Comprised of four neighborhoods: Ka Makana, Kuapapa, Lei Pauku and Kipuka, these are​​ both townhomes and single-family homes. There are higher-priced executive homes as well. Located on the westward side of the original Ewa Beach town, these homes are closer to Kapolei and also located near the Ernie Else Signature Golf Course.

48. Townhomes at Fairways. These homes have a maintenance fee and sit on the eastern side of the Hoakalei Golf Course. Homes have two-car enclosed garages with yards in between the garage and home. Central A/C is also a feature. Some homes have golf course views that add to this resort-like neighborhood with a pool.

49. Spinnaker (Ocean Pointe). These townhomes have a maintenance fee and feature two-car enclosed garages, with yards in between the garage and home, and two stories. Located in the middle of three golf courses, Spinnaker has its own open spaces within the neighborhood for residents to enjoy.

50. Ocean Pointe golf course homes have fenced yards, central air conditioning, two-car garages and golf course views.

51. The tract homes of Ocean Pointe feature alley driveways to access the garage and a yard in between the garage and house. Some are attached homes.​​ There is association vinyl fencing in between homes. There are guest stalls and no street parking. Situated along Kapolei Parkway, one of the main roads in Ewa. Homes have central A/C and two-car garages with parking pads. Built in 1999 with double-pane windows and steel construction. Some homes have in-law suites.

52. Ocean Pointe townhouses are as appealing as Ocean Pointe single-family homes and are enjoyed by a variety of homebuyers. Ocean Pointe was built between 1998 and 2008.

53: Mariners Place Townhouses. Built in 2002, these two-story units have two to three bedrooms and pets are okay. These are located right next to the Ewa Beach Shopping Center and are a part of the Ocean Pointe area of Ewa. These have a little more space than other townhomes and feature courtyards with irrigation systems, enclosed garages, and the beach right down the road.

54. "Old Ewa" includes Leeward Estates, which are 1960s-70s single-wall, single-family homes. There is no association fee, and most homes were built with carports and ​​cesspools.

55. Kuapapa on the golf course is a luxurious neighborhood with a range of architectural styles and a lot of room. These homes offer space to entertain and range from three to five bedrooms. Some homes have a view of the sunset over the ocean.

56. Kuapapa in Ocean Pointe is a gated community, with some homes on the golf course. All homes have enclosed garages and yards in between homes. When first offered for sale, these homes sold quickly and for top dollar.

57. "Old Ewa" oceanfront (Pupu Street & Oneula Place). These homes are located along the rocky oceanfront and have small lots. Most of the homes are older with some being remodeled.

58. "Old Ewa" sandy beachfront. These are older homes with large lots. They are not located in a designated flood zone (verify with your Locations agent).

59. Along Fort Weaver Road and Ewa Beach Road. There are a range of single-family homes with smaller lots around 5,000 square feet. These homes are across from the military shooting range.

60. Ewa Beach oceanfront. Some of these homes might be in a designated flood zone; verify with your Locations agent. Toward the beach park are "million-dollar" homes with larger lots and gated private estates. Most of these homes have septic tanks, and some even have two to four homes per lot. Lots are typically 20,000+ square feet and extend from Ewa Beach Road to the sandy oceanfront.

61. "Old Ewa" across from the golf course. These are smaller lots, and some are beachfront.
